  1. Start with the yard. For my money, I want to see a lawn recently mowed and edged, flower beds free of weeds and well-maintained bushes and trees. Then repair brown or barren spots in the lawn.
  2. Make sure the exterior of the house looks good. Wash windows, paint the front door and repair any gutters. Sweep the roof of leaves.
  3. Now to the inside: Make sure it smells good when you walk in. No pet or garbage smells. Watch what you cook. You want to try for that clean spa-like smell. Get rid of any clutter. Clutter not only is unappealing to the eye but makes your house look smaller. Here you might call an interior designer or home stager to give you free or introductory advice. They can offer advice about what paint colors to use, how to make the rooms look better or how to rearrange furniture to give the best look to your house.

  1. Hire an Inspector to look at the unseen areas of your house for damage. HGTV says, “Not every home improvement is cosmetic. Deteriorating roofs, termite infestation or outdated electrical systems — you can’t fix it if you don’t know it’s broken. Hire an inspector to check out the areas of your home that you don’t normally see. They may discover hidden problems that could negatively impact your home’s value.
  2. Re-paint every painted surface and check out Zillow’s survey of what colors add value to a home:
    • Buyers were as happy as a kid in a mud puddle when they looked at houses painted “greige,” a shade somewhere between light gray and beige. The houses tended to sell for $3,496 more than similar homes in brown or tan.
    • Brown exteriors (medium brown, taupe, or stucco): homes sold for $1,970 less on average
    • Kitchens in Blue (light blue to soft gray-blue) sold for $1,809 more on average
    • Bathrooms in Blue/purple (light powder blue to periwinkle sold for $5,440 moreon average. Skip white, a loser color.
    • Bedrooms in Blue (light cerulean to cadet blue) sold for $1,856 more on average
    • Dining room in Blue (slate blue to pale gray-blue; navy blue also found in dining rooms with white shiplap sold for $1,926 more on average. I guess that means colors reminding you of Sante Fe or Colonial Mexico are out.
  • Living rooms Brown (light beige, pale taupe, oatmeal) sold for $1,809 more on average
  1. Refresh kitchens and bathrooms. Don’t overlook the two most important rooms in the house. Add a new shower curtain to the bathroom, and replace the toilet seat. In the kitchen, if you can, replace the appliances with energy saving stainless appliances.
  2. Replace or repair carpets and rugs. Take a look at your home’s soft flooring. Are your carpets and area rugs stained or worn? Nothing turns buyers off more than the thought that they will immediately need to replace all of the floorings in a home.
